Buying Your Home
- When you agree your purchase with the Estate Agent or Vendor, the property remains on the market until you and the Vendor sign a contract. It helps if you can contact us as soon as you agree to buy.
- We obtain the title deeds and the contract from the seller's Solicitors and in due course your mortgage offer from your lender.
- We advise you of the significant points to note in relation to both.
- When a completion date is agreed, we arrange for the money required to complete the purchase to be made available and prepare the relevant legal documents.
- You should check that you have arranged buildings and life insurance and that you have arranged for electricity, telephone, etc. to be changed into your name from the day of completion.
- When you get access to the property check that nothing has been removed which was supposed to have been left.
- Once we register you as the new owner of the property and pay all outlays the title deeds are sent to your lender.
Selling your home
- If we are contacted as soon as the property is put on the market, the delays caused by waiting for title deeds etc. to be forwarded by your lender can be minimised.
- Make sure that you are clear about the Estate Agents' fees, and how much is owing on your mortgage.
- We will provide you with a detailed quote for our fees as soon as we recieve your instructions.
- If you did work on the property Building Control or Planning Approval may have been required. If the approval was not obtained, a retrospective one may be required.
- We send the title documents and draft contract to the buyer's Solicitor.
- The buyer will arrange for a survey or surveys of the property to be carried out.
- When the buyer signs the contract his Solicitor forwards it to us. The contract becomes binding only after it has been signed by both the buyer and you.
- Make sure that buildings insurance is maintained on the property and that electricity and phone bills etc. are paid to completion but that thereafter they are the responsibility of the new owners.
Buying and Selling
When you are buying and selling, you must address all the issues concerned in both buying and selling and you have the additional problem of making sure that both complete on the same day. There is even more importance in preparing well in advance and remaining well organised throughout. We advise of the potential problems so that any action needed can be taken and we ensure that, if possible, you do not have to complete one transaction without completing the other.
